2. Ocean Terrace
Richmond America is developing a 59 home project called Ocean Terrace at 440 South Beach Parkway.
The homes being built range from 2,250 to 3,050 square feet and start in the $400,000's.

The Beaches Regional Library at 600 3rd Street in Neptune Beach is currently being renovated.

Infill houses are being constructed on a lot owned by the OCAI 1995 LLC at the corner 5th Avenue South and 1st Street South.
5. 112 5th Avenue South
Renovation work is underway on the Ocean Park Condominium building at 112 5th Avenue South.

6. Channelside Townhomes
SH Design Homebuilders, based in Jacksonville Beach, is building 30 townhomes with boat slips on the former Lighthouse Grille site — which is south of Beach Boulevard on Hopson Road, on the east side of the Intracoastal Waterway.
