Welcome to the Urban Development Master List. This list contains all major active and proposed developments within Jacksonville's urban core neighborhoods of Downtown, Brooklyn, Riverside, San Marco and Springfield. In the upcoming months, this project list will be expanded to include additional areas of the urban core, Duval County and Northeast Florida.


Baptist Health/MD Anderson Cancer Center

Development Type: Medical
Description: 200,000-square foot cancer center as a result of a new 2015 partnership with Houston-based MD Anderson Cancer Center. Project will include a 500-space dedicated parking garage.
Status: Proposed
Location: Two blocks currently bordered by San Marco Boulevard, Children’s Way, Gary Street and Palm Avenue.

Broadstone River House
Development Type: Multifamily Residential
Description: 300-unit luxury apartment complex featuring 5 to 6 story buildings. Project will include a 500-space dedicated parking garage.
Status: Proposed
Location: 3-acre riverfront site, just east of Lexington Hotel & Conference Center on Prudential Drive.
Developer: Alliance Residential Company
Investment: N/A
Anticipated Completion Date: 2018

DoubleTree Jacksonville Riverfront

Description: Renovation and rebranding of the 292-room Jacksonville Crowne Plaza hotel into the DoubleTree Jacksonville Riverfront.
Status: Under Construction

Healthy Town

Development Type: Mixed-Use
Description: 28.6-acre project featuring 1,200 multi-family residential units, 150,000 square feet of retail and 200,000 square feet of office space.
Status: Proposed
Location: former JEA Southside Generating Station site
Developer: Elements Development LLC.
Investment: N/A
Anticipated Completion Date: Construction would begin around June 2016 with full buildout completed by September 2019.
