Due to concerns of their project being out of scale with the surrounding Riverside/Avodale neighborhood, the developers of St. Johns Village recently released a revised site plan for consideration. Here's a look at the latest version of the proposed Fishweir Creek development.

Project Overview

Chase Properties, a local development company owned by Michael Balanky, has submitted an application to the City’s Planning Department to rezone the site of the present Commander Apartments and St. Johns Village shopping center on St. Johns Avenue in Avondale; Chase Properties is also seeking a land use change to High Density Residential on the shopping center parcel.  The  property comprises 5.9 +/- acres, and is bound on the south by Fishweir Creek, on the east by DuPont Circle, on the west by Herschel Street, and on the north by St. Johns Avenue. The physical address of the Commander Apartments is 3946 St. Johns Avenue; the physical address of the St. John’s Village shopping center is 4000 St. Johns Avenue.

Description of Latest Plans

Buildings 100A and 100B 4-story structures featuring a combined 72 residential units and structured parking.  In the center of the site, Building 200 will be a one-story structure containing 11,000 square feet of retail space.  The tallest building would replace the existing Commander Apartments tower.  However, the 208-unit structure has been reduced in height from 14 to 7 stories.
