Urban Construction Update - November/December 2021

Great news, but is this THAT close to their existing properties?  The picture gives me the impression it is some distance from them.

They have a bunch of property scattered within a couple of blocks.  They own almost the whole block SW caddy corner to the garage, the warehouse on the block directly south, the whole block south of that (Porter Mansion), the buildings under work at Church/Hogan and some other nearby parcels.  I'm sure this is more of a long term move for them, there is a bunch of vacant or underutilized land immediately adjacent or very close by.

Looks like demo has started at the old RCBC property.   They are currently pulling up all of the old docks and it looks like some actual demo work on the building has been started aside from all of the vandalism.

Looks like Piner's Locksmith sold their strip center property at Emerson & Hendricks to a developer in June, 2021.  There is now a sign with an artist's rendering showing a new facade (and more?) across one of the store fronts so expect some activity there soon.

Growing up here, those store fronts haven't changed since they were built .  The rendering shows modernizing them to look like most any other strip center.  Mixed feelings about that.  Wonder how they will address parking as most of it is just a few spaces along the Hendricks curb.  Not easy to parallel park there with all the traffic on Hendricks nowadays.  I can't tell from the rendering, but I wonder if they might tear down the existing center and rebuild to the rear of the property although it is not very deep (total property is .71 acres per the tax rolls).

It was on the market for about 6-7 months

The sale price was reflective of the significant amount of deferred maintenance that requires addressing.

There is adequate parking behind the buildings, and the renovation work will include bringing that parking up to current codes.. including adding landscaped buffers as the dollar value of the renovation work will trip landscaping requirements.

I'm not sure. I wonder if it has anything to do with the Independent Life Building work effort that's underway?

There was some work over there a couple of weeks back but no crane. I was thinking of either Independent Life or utilities for the JEA building.

Looks like it might be HVAC work at the Federal Courthouse.

Work on the Independent Life is underway. I noticed a crew there this past weekend during our walking tour.

Work on the old Southern Baptist site has picked back up this week.  Looks like utility tie ins to the site or something.

Bulkhead work at River Edge (or whatever they are calling it these days) looks like it's wrapping up and they are prepping general sitework to begin.

Work has picked up substantially at the Doro in the last two weeks.

Site work also underway for the Jags new training facility.

Not a tower crane, it looks like a crawler.  They could be using it to assemble the tower crane but it looks a bit overkill for that.
