I remember catching an occasional concert at Ohio Theatre and then heading across the street to City Center Mall around 2000, and it was dead. Easton, which is their equivalent of SJTC, had become the premier regional shopping destination. It's unrecognizable now as the article shows.

The thing I love about their approach as well was that Columbus didn't put all of their eggs in one developer's basket like Jax insists on doing with the Shipyards et al. That's just investment 101. Diversify to add some resiliency. Plus, smaller parcels lowers the barrier of entry from a capital standpoint needed to be raised again making it easier to get more projects actually off the ground.

As you mentioned, too, there has been significant investment in their riverfront when the dam was removed. They ended up with a ton of new riverfront property, not unlike us, and that's been turned into great cultural amenities and parks in what's called the Scioto Mile. Plus, they have a new private development called the Penninsula in that same area. Of course, all of this is just creating a plan and executing. Blocking and tackling...although Jax isn't exactly known for strong football fundamentals either. lol.
