Wow. We can't get out of our own way can we? This is an entirely different situation than the proposed Restaurant on Oak Street in the old Dry Cleaners.

Personally I wonder if at some point we're going to hit a market limit of breweries similar to Riverside's Great Sushi Invasion of '08 or the Five Points FroYo Occupancy of 2010, but that's not for the Planning Department to decide.

Let them do their brewery and call it a day.

Lol, if there were it wouldn't even have gotten this far.
Do you believe that when the blue jay or another bird sings and the body is trembling, that is a signal that people are coming or something important is about to happen?

Not sure what the article was getting at with "market solutions".   Sounds like jargon with little thought.  The purpose of the zoning is to ensure that some biz like this can't impose it's costs ( aka externalizes ).  Some temp agreement for parking 3 blocks away just ain't the same as having it onsite. 

That said, given the location seems like the parking thing won't be an issue.  The city would need to add some no parking sinage across the street to make it obvious to not block the driveways

It means allowing solutions that are based on the reality of the market rather than some Platonic ideal where there's ample parking for every space. Namely, sharing spots or valet parking. There are several underused surface lots within 2 blocks of this building that would be suitable for that. However, the city code doesn't allow for lot sharing off site and requires that any parking that "counts" be on the actual site. It's just not going to work for a space like this.

I wanted to say "Thank You!" to everyone who took the time to write an email to the Planning Commission about this project.  I think it really helps.

I hope people will also take a minute to share their thoughts with the Land Use and Zoning Committee of City Council. This item will be heard on August 4th.  LUZ is not always as supportive of infill projects as the Planning Commission - I think some of the Council members are not as familiar with the intown neighborhoods.

The Land Use & Zoning hearing has been moved to a special online hearing on Wednesday night (August 5th) at 7:45 pm.  This makes it much easier to tune in and participate without having to sit through a whole meeting.

If you'd like to send an e-mail in support, here are some basic tips:

1.   Use the subject line "Public Comment for Rezoning 2020-309".

2.   Check the listing of LUZ Committee members here:  https://www.coj.net/city-council/standing-committees/luz

3.   If one of the members is your district Councilperson, address the email to them.  If you know one of the other members personally, address it to them.  Otherwise address your email to Councilman Michael Boylan – he’s the chair of the committee.

4.   CC the emails to CShemwell@coj.net and STDavis@coj.net and cc: jack@windmilljax.com and postmodernbrewing@gmail.com and Randi DeFoor (the district Councilwoman for Riverside) at RDeFoor@coj.net.

5.   Say in the first line whether you support or oppose the application.

6.   Mention that the application will be heard at the August 4 meeting.

7.   Councilpeople will discount letters if they look like they came from a template, so put things in your own words.

8.   If you live in the Council district of the person you are emailing, mention that.

9.   If you live in Riverside, Avondale or Murray Hill, mention that.  If you live within a half mile, mention that.

10.   If you walk or bike a lot within the neighborhood, and plan to walk or bike to this business, mention that.

11.   Do you feel that this building is a significant part of the neighborhood?  Why?

12.   If you have thoughts on how craft breweries and different from bars, they are worth mentioning.

13.   Do you consider parking in Riverside to be a big issue?  Why or why not?

14.   If you have done business with the owners, mention that and how that experience was.

15.   If you feel this project raises issues that apply to development in Jacksonville more generally, that might be worth discussing as well.
