I hear Tony Sleiman will have some cash soon - I'm sure he can turn this into a gold mine!

With a 7-11 and a nail salon.

Well at least those two would still be open in a year unlike an apple store or traders joe.  I still say you need to hold out for a whole foods or nothing.

Stock the pond with fish... call it "The ol Cowford fishin hole"  The surrounding businesses could be the country store, olde tyme photography, a bbq joint, and a saloon.  Throw in a Waffle House...

I think the  Starbucks Waffle house and BW3's are all good ideas that would survive, especially with the new housing and a few more hotels in the area.

While the City has put the screws to the Landing and the Friends of Hemming Park, they never looked into Unity Plaza... 

The developer signed a development agreement accepting City money for in exchange for running the Unity Plaza event space.  Does the entity that signed the development agreement even exist anymore?  Who knows - the apartments were sold off to another owner as soon as they were done. 

Would the new owner be legally required to maintain that commitment?

The city money is long gone. It is easy for a business to fold and take money with it.

Just reading I get the feeling there looking at things such as a contract gym (Anytime Fitness?), dry cleaner, pharmacy, etc. As they said "amenities" for residents. Not restaurants.

Looks like, similar to Vista Brooklyn, 220 Riverside has also converted its retail space to office use.

Strayer University is opening administrative space in the old HobNob spot.

And the Sbraga space has been gutted and is being marketed for office use.

Without some real density (Brooklyn is still pretty suburban by big city standards) and foot traffic, to overcome limited visibility and difficult accessibility, retail will struggle to work in those 220 Riverside spots. As more retail/dining space is added on nearby properties, they'll be even more difficult to fill at certain desired lease rates. So something like Strayer University taking that space makes sense.
