A brief look at the status of various projects under construction in and around Jacksonville's Edge City, the Southside, during the month of March.

That area is part of a seperate Transportation Management Area that pays concurrency fees (which are actually higher than mobility fees). Essentially, most of these monies go to payback the Skinner Family for roads, sidewalks, etc that were constructed a few decades ago. None of these projects were exempt from those concurrency fees, the growth in this area of town has been all market rate development.

From the past few months of updates, it's pretty evident the SS apartment boom is coming to a close for the time being.

Because of that, I don't particularly think it was that large of a boom - I would have thought developers/investors would overbuild the hell out of the area.  Doesn't seem like at the end of the day that many units were added...

huh...what makes you say that....do the images of Spyglass imply that we are at the tail end of the boom?

The Deerwood Lofts, from looks of the wood, appears to be stopped or progressing very slow. Is it just my view of the very weathered wood and haphazard look? Does anyone have a confirmation this project is still being worked.

A couple of 100-250 unit apartment complexes doesn't entail a boom.  I know you know better than that.

because there were 1000+ new apartments that came on line recently...and who knows, maybe there are hundreds or even thousands more in the pipeline...future projects aren't covered in these updates.

I've only focused on projects along the JTB corridor. However, there are other multifamily projects under construction, nearing completion or preparing to break ground around the Southside. Here's an article on three more in today's Jax Daily Record:

Gran Bay applies for $23M apartment project

Gran Bay Realty Partners LLC, operated by the Rohdie Group of New York, has applied for permits to build the Gran Bay Apartments at Flagler Center — a set of 14 apartment buildings, seven garages and a clubhouse.
Summit Contracting Group Inc. is listed as the contractor for the almost $23 million construction project at 13444 Gran Bay Parkway.

The Rohdie Group of New York will develop the more than $30 million project in South Jacksonville. The additional costs include land, development and other expenses.

President Bob Rohdie said Tuesday construction should start in the next 30-40 days on the 308-unit project and be completed 16 months later, which would be September 2015.

Z Loft apartments in review for Kernan

The city is reviewing plans for the Z Loft Apartments on about 37 acres east of Kernan Boulevard between Atlantic and Beach boulevards.

Plans show the project consists of 20 apartment buildings, comprising 390 units, in addition to a clubhouse.

More Southside apartments

Developer Eckstein Investments LLC is laying the ground work for eventual development of up to 300 apartment units on 15 acres north of A.C. Skinner Parkway in the southwest quadrant of Butler and Southside boulevards.

Eckstein Investments seeks a rezoning of the property.

The project phasing calls for horizontal improvements to start in 2014-15 and construction of the multifamily project as the market dictates.

Is Z Loft apartments part of the Tamaya development? 

Speaking of which, I didn't see Tamaya on your list, and they have certainly started construction.  They are offering VIP tours by appointment with a chance to win a free trip to Italy.

I drive by here a few times a week and usually take a peek to see how it looks. I agree it's been tough to notice much change in the last couple months. Their website still claims April move-in which is clearly not gonna happen.

Z Loft is going to be on the east side of Kernan, so I would imagine it is different.
