What do Springfield residents want to see here?

Great to hear. The specific location lends itself to something of a destination, not relying on drive by exposure for success.

Seems like most large, old lowrise buildings around the urban core have a plan for some combination of housing, co-working space, event space, art studios, and/or food hall. Of those, housing has the biggest gap between supply/demand currently. But plenty of other possibilities....

Hey man,

So, a little back story here. I used to be on this forum religiously for the better part of a decade (“Ben says” was my user name). I dropped off for awhile when I moved abroad. Came back a few years ago and got into the family business - fourth generation real estate firm. Our business started with my great grandmother, who was essentially a slumlord in Springfield. So..buying this property is a bit of a homecoming for us, as we have deep roots to the Springfield community.

As for the building itself, our goal is:

1. Stabilize the structure, as we want to save the entire thing.
2. Reroof
3. Environmental cleanup

(Not in that order.)

What we are looking to do - and what’s feasible and realistic - ie, commercially viable: divide the place up for local businesses…leasing spaces from 1,000 sf upward - the sky’s the limit (we’re just shy of 50k sf usable space). We are open to an anything from retail/storefront to manufacturing and light industrial. So far we’ve had interest from coffee roasters and shops, glass work studios, metal fabrication, etc. Basically: commercial mixed-use.

What we are looking to do long term, but what isn’t commercially viable immediately: think Armature Works in Tampa. Community hub, event space, market, etc.

We are open to suggestions!

There are some great archival photos out there, and there’s some fascinating history at this address! You wouldn’t believe the stuff we’ve found (and learned) since taking this spot.

I really like the idea of that space including a Sun-Ray Cinema, since we lost that gem in five points. Have you thought about seeing if they would be interested?

I love the idea of an armature works type development too.

I wanted SunRay in there, but they moved to Tampa before we even got started on developing this project.

We'd love an Armature style development, but I don't think the neighborhood can support it...as of now.

Once we get the building stabilized and readied for tenancy, we'll reassess. That being said, we're open to any and all (financially feasible) options from the word go.

I am happy to hear that someone bought the building with plans to stabilize it and clean it up!

 l live a couple blocks away near Market Street!

I would love to see it repurposed into something like Ponce city market in Atlanta or Armature works in Tampa.


I wouldn't say the neighborhood can't support it. As restaurants, attractions, and businesses move into the area, the more desirable the neighborhood becomes, and the more people move to the neighborhood. and the cycle just repeats.  I have lived in this neighborhood for almost 6 years now and I have seen a lot of positive changes…….. I am a Jacksonville native, so i remember when folks were scared to even come to Springfield back in the day. I was born at UF Health when it was University medical center. I’m not old old but I’m old enough to know downtown and the urban core have made a lot of progress…there’s more action today than we have seen in years past.


 I am sure you are aware, but there is a lot of investment and money being pumped into the neighborhood. I am pretty bullish on Springfield, the east side, and the downtown area in general.

Pheonix art district is moving forward with their redevelopment plans with the warehouses, A developer from Savannah is planning a food hall on main street, Main Street food park is planning a food hall concept in the Pheonix arts district area, and a developer is planning to rehab the Armory building a couple miles south closer to downtown.  Please see the links below:

Sometimes I feel like people don’t see the potential of the area, so they stunt the areas growth…. Don’t be that property owner….dont be that one who has hella potential and possibilities to do something great… and settle for mediocre or even something that never comes to fruition….
