Out of town “ Investors” promoting  “ Vibrancy”..... shucks, even some local development “ interest so inclined, so attracted to The Attraction Of The Place..... inclined to need to tweak/ nudge the Residents towards a wee bit shift..... hey, don’t worry!..... this is all “ inevitable “.... ( higher density).
Skip it.
Leave us be.
We might have hundreds of thousands of dollars on hand to Address Substantial Land Use and Zone Substantial Change Proposal.

Shoppes Of Avondale no more or more less “ Walkable” than anywhere else in Duval County.

“ Walkable”  has been a key driver behind Avondale Land Use & Zone Substantial Deviation proposals.
Shoe heels worn on that one. And one shoe missing, slung up and dangling from a power line.

That’s what Avondale needs, underground power grid, no more dangling power poles and wires.
And that shoe......

We must assume the calls for Multi Level Parking Garage to accommodate Shoppes Throng not on the table.

I grew up off Fort Caroline road, near Mill Cove. I can tell you that the Shoppes of Avondale are far MORE walkable than where I grew up. Riverside and Avondale are some of the most 'walkable' residential (and commercial) areas of the city. The southside, for example, is essentially not walkable at all.

Have been an Avondale resident for decades.....waterfront residence.
I guess a kayak run more interesting than a walk or a bike ride.....

Too bad after decades of “ River Public Access” narrative, to no avail, the public can only champion walking rather that kayaking/ paddle board / canoe Avondale, which is, after all, defined by water body boundary.
It has been a privilege to have outgrown Avondale;outwalked and endless bike miles .....and to have witnessed Substantial Land Use and Zone proposals powered by “ Walkable” narrative. Which by the way, has proven much more influencing than public river access blabbing.

Sounds like you're switching horses (or kayaks) mid-stream here. Your initial response claimed that the Shoppes of Avondale are no more or less walkable than anywhere else in Duval County. Now you are talking about access to the river. That's a different issue.

Maybe you don't think that the desire to create walkable districts should be any more important that the desire to create districts with ample public access to the river. But that doesn't mean the Shoppes of Avondale are no more or less walkable than anywhere else in Duval County.
