I thought the boom was shorter than that; don't know why, but I was thinking the boom started around 2004 or a little earlier rather than 2000.  Quite a list.  Someone needs to also cover the projects that were proposed or projected but never materialized.

We'll be covering those tomorrow.  Its a pretty large list.  As for the beginning of the boom, while it did go nationwide in 2004, our market got an early start with the anticipation of hosting the Super Bowl.

Taking a step back and looking at all of the projects since 2000 is actually a breath of fresh air.  It has been so frustrating over the last year, it is good to take a look at the overall picture.  Thanks!

Hopefully, we can get back some of that momentum. 8)

Great, great presentation.   Quality as always, gentlemen!

Developing101 you're absolutely right.  Always necessary to step back and look at this as a part of the overall larger picture versus focusing on the 'bust' of the last year or so.

One questions - where is the Villa Riva?

I am pretty sure that Villa Riva is in Riverside on the St. John's at the end of Stockton.  In my opinion that project is a prime example of walling off the waterfront...

There are numerous access points to the river in the area.  It doesn't really wall off the waterfront any more than some of the single-family homes do.

Good perspective piece look forward to the other two installments.  The glaring debacle that limited our best taking advantage of the boom is the courthouse. No doubt transit would have been a bigger deal but I do feel having done nothing at this is better than the early versions of the Bus Raped Transit Plan.

Agreed guys.  I started compiling the list a couple weeks ago and was pleasantly suprised at how much actually was built.  The icing on the cake would have been seeing at least the Riverwatch Tower and Shipyards actually go vertical.  Nonetheless, a lot was finished and there is still a chance for a few more to actually rise from the earth including Brooklyn Park, East San marco, and the Courthouse.

Cameron Kuhn was the developer.  The new garage for the building was also proposed to provide parking for the Landing and the tower was to include condos, office space, hotel space, and ground level retail.

According to the last press release, the tower is dead but the garage will still be built.  Hopefully, it will be constructed with street level retail space and strong enough to support vertical expansion.

I have a hard time believing the garage will be built.  IMO, I would rather the lot be left for a solid development instead of another garage.

Hopefully they would construct the garage in a way in which a vertical development could be built on top at a later date.

That's the idea, but you still need a developer willing to take the risk of using someone else's structure to tie into or support their own, although it can certainly be done.  Most developers want a flat peice of land to start fresh with and there is already a glut of vacant flat peices of land to use
