So many apartments. I guess they wouldn't be building them if there was no demand. Could there really be that many renters out there? Is this a paradigm shift as opposed to owning or just a fad?

It seems to be a result of many people losing their homes (creating demand) and many developers finding it easier to secure financing for multifamily projects as opposed to other speculative uses.  I'm pretty sure, we're going to have a glut of space on the Southside soon.  However, there's pent up demand for this type of stuff in the urban core, so expect to see a few more multifamily projects pop up within a mile or two radius of downtown over the next couple of years.

A glut of generic looking buildings, that I'm sure all of the termites will love.

I am excited about Pho Today.  We have very few good noodle joints around here.

Does anyone know what additional stores are rumored for phase 3 of the town center?

Lake......that trend is going on in other cities as well. We have(past and future tense)  highrise apartment buildings going up in Orlando, Huston, Austin, Atlanta, Charloette and other places. They are middle income i'm told.

I noticed a Pho' Noodle restaurant being put into the old Arby's on Normandy, too. I never realized that many people liked Vietnamese food around here. Then again maybe I should be how well it does before jumping to that conclusion.

Initially Restoration Hardware, Crate & Barrel and Sur La Table were listed as stores coming to SJTC. For a brief time Hugo Boss was going in at the Tiffany location. I was surprised that the Boss store never happened because most of the time when a coming soon sign goes up it usually does. I was disappointed. I think all four stores would do well here.

We've got so much Vietnamese in town now...it's amazing! I haven't started counting yet, but I'm guessing 15 restaurants/markets. (Sorry, back to the thread)

Any way sometime down the line we see a fixed transit system to the town center? How can they expect to continue development and increase density with the type of infrastructure out there? What about transit/circulator (fixed or not) between Deerwood Lake, Tinseltown/Tapestry Park and the Town Center/UNF?
