November Groundbreaking Scheduled For 220 Riverside



The long anticipated urban mixed-use multifamily development known as 220 Riverside is scheduled to break ground on November 13, 2012. Proposed by Hallmark Partners, MAA, and Bristol Development, the $37 million project includes 18,000 square feet of ground floor retail space and 294 residential units. With units ranging from 615 to 1,200 square feet, rents will average around $1,200 a month.

I am very excited to see this finally break ground. I think this will be a huge player in the downtown landscape and a catalyst for more developement.
 Side question: Is JTA still considering extending the Skyway to this location?

I'm not sure about JTA's plans to extend the skyway but the mobility plan calls for the Riverside Streetcar to serve this area as it connects Five Points and Park & King with downtown.

I really feel that this will be a game changer for Brooklyn.  It only takes one to get the ball rolling.

I hope the retail lease rates are competitive and that the sizes are adequate for a mix of tenants.  It would be nice to get a good restaurant and a couple shops in there.   

I'm just glad that there is some development to talk about!

Exactly! On a side note, does anyone know if there is ever going to be any tenets in the Everbank ground floor retail spaces?

Those Everbank retail spaces aren't designed well.  The bay depth is less than 30' in some areas.  It's also on a street that doesn't get much foot traffic or steady traffic volume outside of work day peak travel times.  The infill of nearly 600 residential units between Forest and the Acosta Bridge can only help.

Really looking forward to watching this one take shape. Hopefully it will be wildly successful and show other developers how its done.

I am so happy about this. After all the disappointments weve had with DT lately, Im glad to see a project of this magnitude take shape. And if that proposed development happens next door to it as well, this will only help downtown as a whole.

Does this fall within the DVI boundaries for downtown??  Just curious if they will include this in their annual resident count.  This would have a large impact on that number.

No, this property isn't within DVI's borders but they'll still count it as a part of downtown because it falls within the downtown area identified by the JEDC/OED.
