Urban Construction Update - April 2014

Major construction projects have returned to the landscape of Jacksonville's urban core. Find out where (and more) as we take a brief look at the status of various developments under construction in and around Downtown Jacksonville during the month of April.




SPRINGFIELD




30. The Jacobs Building

The long vacant Jacobs Building at 115 West 2nd Street is being renovated for multi-family use.

31. 122 West 8th Street


Proposed Exterior Elevations

Construction is underway on a 14-unit affordable housing apartment complex at 122 West 8th Street. The multi-family infill project is being Operation New Hope.

32. CDC Corporation

The CDC Corporation is in the process of renovating 1501 North Main Street into their main offices. CDC Corp is a non-profit organization which purchases properties in need of renovation, typically puts $25-$40k into them for builders grade renovations, and sells for fair market value. CDC Corp works all around the NE FL area, and hopes to renovate and sell about 100 houses in 2014.







33. Wing Time

217 W. 8th St (former Caribbean Stone) is being remodeled into Wing Time, which is a local chain.






34. Sargent Cycle Products

Sargent's Cycle Products is expanding it's business in Springfield. They're located at 1036 Hubbard Street and are a major supplier for custom motorcycle products in North America. Work on a two story space that will more than double their capacity has begun on Hubbard. The project is anticipated for completion in May.

35. 2320 North Liberty Street

The restoration of 2320 North Liberty Street in the Springfield Warehouse District is underway. 2320 North Liberty Street was built for the Sherwin-Williams Company in 1930.  Sherwin-Williams was founded by Henry Sherwin and Edward Williams in Cleveland, OH in 1866. Currently, the building's owner is making facility improvements that include pouring new concrete floors and improving the infrastructure.





36. 1310 North Laura Street

This apartment building on Laura Street is being restored, and is one of the venues featured on the upcoming Historic Springfield Home Tour on May 17th & 18th.

37. 1636 Main Street

This recently purchased building is being upgraded for commercial use.

38.  1101 Main Street (1st & Main)

The former "The Pearl" night club building at 1st & Main will be renovated into a yoga studio, arts and community space.

39.  252 East 8th Street

This vacant auto repair shop at 8th & Liberty was recently sold and will be used as an art studio.

40. Julius Guinyard Park & Pool

Renovation work is underway on the City of Jacksonville's Julius Guinyard Swimming Pool on Jefferson Street, in the neighborhood formerly known as Sugar Hill. Constructed in 1951, the swimming pool was originally called "Blodgett Homes Pool" and is one of the oldest public pools in the City of Jacksonville. In 2006, the park was renamed after Mr. Julius Guinyard a former City Parks employee.








SAN MARCO




41. M Shack San Marco

The owners of M Shack plan to open a location in San Marco Square this summer.






42. The Kitchen on San Marco

Education Corporation of America, which owns Virginia College, plans to open a fully-staffed teaching restaurant in the Southeast in the former Oral Explosions building at 1402 San Marco Boulevard. Students at Culinard, The Culinary Institute of Virginia College, will train at the Kitchen on San Marco, which will feature local and regional foods and employ a professional staff of about 40 people. Originally, it was anticipated that the Kitchen on San Marco would open in early January 2014.  However, renovations for the project appear to have not gotten underway.

43. JPMorgan Chase & Company

Construction continues on the development of a 5,320-square-foot Chase Bank at 1515 Atlantic Blvd., between Hendricks and Thacker Avenues. SM Ventures Inc. is the property owner and Boos Development Group of Clearwater is the developer.







44. Veloce Pizzeria

Veloce Pizzeria Napoletana plans to open at 1406 Hendricks Avenue, at the Nira Street intersection. Veloce (Italian for "quick" or "fast") will have seating for more than 150, including a 50-plus-seat bar area and 32-seat enclosed patio.

 In addition, half of the building will be a new cocktail concept called Sidecar.

The Place: This urban beer garden and cocktail lounge will offer 22 taps, mostly beer but also both cocktails and whiskey on tap. The menu will include three types of Sidecars: one classic, one modern (such as a favorite made with apple brandy and pepper-infused orange curacao), and a rotating guest Sidecar chosen from an on-site cocktail competition. Rounding out the list will be both classics and original drinks with an emphasis on Florida citrus—in the form of shrubs, fizzes, sours, homemade cordials, and lemon/orange/grapefruit-cellos. The Pedigree: Co-owners Kurt Rogers and Matt Carson each have histories running dive bars, but Rogers gained craft cocktail experience running the programs at Orsay and Black Sheep, and Carson ran the show at DC's Tonic and The Last Exit.

45. Hendricks Plaza

Rettner Hendricks Realty LLC is investing $300,000 in façade renovations to 1620-1636 Hendricks Avenue. The project is now being referred to as Hendricks Plaza. The development's anchor tenant will be a restaurant.

46. First Citizens Bank & Trust Company

Construction is underway on a $10 million, 6,000-square foot office for First Citizens Bank & Trust Company on San Marco Boulevard. The location will also serve as the local headquarters for the Raleigh, N.C. bank.
