I used to live around the corner and those places had been empty since they opened, I'm surprised they lasted this long. Big strip malls at the beach have a hard time keeping stores in business. They all seem a little depressing when you go to them. Not sure what the answer could be.

They also tore down the old Hooters in the Stein Mart shopping center at A1A and JTB.

The whole side of the shopping center has been empty for years seemingly. I remember during the summer that side being used as a makeshift trolly depot.

I just drove past the ruby tuesday at the beach (marsh landing) and they're tearing the building down.
I didn't see any signs of what they're going to put up (if anything).

Rumor is that it will be a Chik-Fil-A

Confirmed: Chik-Fil-A

Can you back all that fake laughter up with reasoning and/or facts?

Even faster, Oceanology, the old Sharper Image store, is closing soon. If I'm counting right, they didn't last 6 months. Looking into the store last night, I see why, it looks like hippie beach clothing, more suited for a location Jax Beach or so.
