Re: Results of the Boom: Completed or Under Construction
I thought the boom was shorter than that; don't know why, but I was thinking the boom started around 2004 or a little earlier rather than 2000. Quite a list. Someone needs to also cover the projects that were proposed or projected but never materialized.

We'll be covering those tomorrow. Its a pretty large list. As for the beginning of the boom, while it did go nationwide in 2004, our market got an early start with the anticipation of hosting the Super Bowl.

Re: Results of the Boom: Completed or Under Construction
Taking a step back and looking at all of the projects since 2000 is actually a breath of fresh air. It has been so frustrating over the last year, it is good to take a look at the overall picture. Thanks!
Hopefully, we can get back some of that momentum.

Re: Results of the Boom: Completed or Under Construction
Great, great presentation. Quality as always, gentlemen!
Developing101 you're absolutely right. Always necessary to step back and look at this as a part of the overall larger picture versus focusing on the 'bust' of the last year or so.
One questions - where is the Villa Riva?

Re: Results of the Boom: Completed or Under Construction
I am pretty sure that Villa Riva is in Riverside on the St. John's at the end of Stockton. In my opinion that project is a prime example of walling off the waterfront...

Re: Results of the Boom: Completed or Under Construction
There are numerous access points to the river in the area. It doesn't really wall off the waterfront any more than some of the single-family homes do.

Re: Results of the Boom: Completed or Under Construction
Good perspective piece look forward to the other two installments. The glaring debacle that limited our best taking advantage of the boom is the courthouse. No doubt transit would have been a bigger deal but I do feel having done nothing at this is better than the early versions of the Bus Raped Transit Plan.

Re: Results of the Boom: Completed or Under Construction
Agreed guys. I started compiling the list a couple weeks ago and was pleasantly suprised at how much actually was built. The icing on the cake would have been seeing at least the Riverwatch Tower and Shipyards actually go vertical. Nonetheless, a lot was finished and there is still a chance for a few more to actually rise from the earth including Brooklyn Park, East San marco, and the Courthouse.

Re: Results of the Boom: Completed or Under Construction
Jason, where was the Riverwatch Tower proposed to be located?
October 2, 2008, 11:02 am
Re: Results of the Boom: Completed or Under Construction
Cameron Kuhn was the developer. The new garage for the building was also proposed to provide parking for the Landing and the tower was to include condos, office space, hotel space, and ground level retail.
October 2, 2008, 11:05 am
Re: Results of the Boom: Completed or Under Construction
According to the last press release, the tower is dead but the garage will still be built. Hopefully, it will be constructed with street level retail space and strong enough to support vertical expansion.
October 2, 2008, 11:06 am
Re: Results of the Boom: Completed or Under Construction
I have a hard time believing the garage will be built. IMO, I would rather the lot be left for a solid development instead of another garage.
October 2, 2008, 11:16 am
Re: Results of the Boom: Completed or Under Construction
Hopefully they would construct the garage in a way in which a vertical development could be built on top at a later date.
October 2, 2008, 11:20 am
Re: Results of the Boom: Completed or Under Construction
That's the idea, but you still need a developer willing to take the risk of using someone else's structure to tie into or support their own, although it can certainly be done. Most developers want a flat peice of land to start fresh with and there is already a glut of vacant flat peices of land to use

Re: Results of the Boom: Completed or Under Construction
I have a hard time believing it as well. However, the site's owner also owns the tower next door and he claims the tower needs its own parking.

Re: Results of the Boom: Completed or Under Construction
Wasn't the idear to build a garage that had potential for future vertical expansion?

Also, get riverwatch tower in the air.

Where the hell is the Metropolin Lofts??? HUH? And where the is the Villa Riva,
Im impressed. Looks like progress to me, I wonder how long the list would be if all the old buildings were removed from the list. Bring on the Skyway Extensions!!!
October 2, 2008, 3:58 pm
Re: Results of the Boom: Completed or Under Construction
We hold the keys to that future y'all. For all practical purposes the Skyway is dead at Hogan Street, and there is no alternate fixed route transit EAST of that point. You want a big City, you've got to ante-up and build the transit, and when you do? BUILD IT AND THEY WILL COME! Offer any developer between the Stadium and Hogan an inhouse Skyway or Streetcar connection if they just sign on the dotted line. OOPS out of my box again.

Metropolitan Lofts is across the street from the AT&T switching station. This is about a block or so north of the courthouse site.

Re: Results of the Boom: Completed or Under Construction
421 W. Church St., Jacksonville, FL 32202
Found it. Which Skyway Station is closer Hemming Plaza or Rosa Parks? I can't really tell from the map.

WTF!
Look outside the window you see AT&T out one window and the Federal Courthouse out of another??? How is that possible? Its on Church Street, AT&T is on Forsyth & the Courthouse is on Hogan. WTF!? What angle was this flick taken from?

It looks like the Landing garage situation has taken another twist:
By David Bauerlein, The Times-Union
The yearslong attempt to provide a parking garage for The Jacksonville Landing took another twist when federal authorities executed a search warrant at the home of the investor talking with city officials about building the garage.
Federal agents sought the search warrant for the Minnesota home of Frank Vennes Jr., according to an affidavit filed last week in U.S. District court in Minnesota. The FBI sought search warrants for several homes and businesses while investigating a scheme that defrauded investors in a Minnesota company, according to the affidavit.
Vennes has owned businesses in both Minnesota and Florida.
Vennes is the manager of Project Riverwatch LLC, which owns a tract of land next to the SunTrust Tower on downtown's Northbank, according to city and state records.

What is this all ready mean? Is someone else going to build the entire project (including the building), or are we getting just the garage? And when will we see the garage start construction?

Re: Results of the Boom: Completed or Under Construction
Good questions. That article says to me, we won't see anything developed for a while.
