Only one can be a hotel.  If you had it your way, which one would it be?

Last week it was revealed that both One12 and the proposed Riverwatch tower are under contract to sell to a hotel development company.  This company plans to evaluate the pros and cons of each site and then select one to convert into a hotel.

Riverwatch at City Centre  

If chosen:

1. Possible +30 story addition to the heart of the Northbank skyline

2. Would become a four or five star hotel

3. Eliminates one of the largest surface lots in the Northbank

4. Introduces street level retail and dining facing the Landing.

The Barnett Building (One12)

If chosen:

1. A 10 story garage with street retail will be constructed at Laura and Adams Street.

2. Would become an extended-stay hotel.

3. Would become a major anchor along the Laura/Adams corridor possibly fueling retail growth beyond the waterfront.

4. Would become the only large scale hotel operation based in a historic building in Jacksonville.

If it were up to you, which location would be best for downtown?

Hmm... Even though I live on Adams and would definitely welcome the additional retail, if I had to pick between the two, I'd choose Riverwatch tower. In terms of the type of hotel, I would be more for a 4 star hotel rather than an extended stay hotel. Also it would be nice to centralize alot of retail around the Landing IMO.

I am going to go with the new Riverwatch Tower.  Maybe One12 could be rentals units until the market changes again.

I like the Barnett as the next "Carlton remake," in the City and I like Riverwatch as the fancy new hotel and retail. Shame it's not 60 stories high with a Trolley Museum in the ground floor... but then something is better then nothing, and ANYTHING is better then another stupid parking lot!

River watch site - something productive will happen to the Barnett; too much work has happened for there to not be (it may not be by Kuhn, but someone will do something).

I like the Riverwatch Tower. We don't have that many hotels downtown like Miami and Atlanta do...and we need more high-rises. Smiley
