Urban Construction Update - September 2013

A brief look at the status of various projects under construction in and around Downtown Jacksonville during the month of September.

4. 112 East Adams Street

Renovation work appears to be underway at the former location of Poppy Loves Smoke.




5. Might As Well Cafe

The Might As Well Cafe is anticipated to move into this street level retail space at 410 Broad Street.  The restaurant will serve French-inspired fare and gourmet sandwiches.  However, construction of the cafe and additional office/retail space in the historic building continues to be delayed by permitting issues surrounding the historic structure.

6. Beaver Street Villas

LaVilla's long closed New Center Hotel at 605 North Broad Street is being renovated by nearby Clara White Mission into street level offices and 16 upper level apartment units.

Nice update. Let's remember that OED had DIA sign away the Authorization to negotiate on a number of key projects. Did council approve the $4,000,000 plus that was For Downtown?  Bostwick bldg? Laura St. Trio? Sax bldg? The USS Adams wasn't on the list.

As for the Cummer, what an opportunity LOST not to have incorporated wate access from our St. Johns River our American Heritage River a FEDERAL Initiative.

The Cummer looks really good.  Glad that turned out well!

Speaking of which, does anyone know if there are any plans to paint sharrows on Riverside again? I was waiting to see if they would return, and as of last week they've already painted all of the standard road markings on the road, but still no sharrows. Or are the sharrows considered a failed experiment not worth their weight in white paint?

Thoughts:

#13. I'm surprised that that northern 'wing' of the Cummer lost some of its most defining features -- the cupola, the balcony, the elliptical fanlight. Don't get me wrong; it's always been an obviously post-WWII interpretation, but at least it kind of had a neo-Adam-style look. Now it's like an imitation that lost its imitation. However, the outdoor/landscape additions look very inviting, and that makes up for it for me.

#29. There's a lot of exciting and diverse things in this update, but I was especially excited about this one. A Mandarin company moves to Springfield? More, please! I also like these quotes from the link (emphasis mine): "But, we couldn’t find the type of spaces or talent that we need in Mandarin, so we started to look around Downtown, Riverside, Springfield, and other similar areas." Also: "While there are many neighborhoods in [the Southside] area, it doesn’t really feel like a community. That’s something I’ve noticed here in Springfield – it’s a community. In fact, we haven’t even moved in yet and we’ve socialized with more people here than we ever did in Mandarin."
Take notes, other suburban companies! :)

Edit: follow-up to the above: I wonder how many spaces they looked at before they went for the one on 10th St. It said they looked for 3 years. I toured a small contracting company that recently moved into an old industrial space in the Crossroads (a warehouse-turned-arts district) here in Kansas City, and they looked at 25 different buildings in the area before choosing it. I imagine the options are much slimmer in J'ville.

Scrub, east 10th street will have more street presence than where #29 was before burried in a hidden office park behind a gas station (now gone) in Mandarin.  I think too the  Red Fin Group, a web design, branding, and marketing firm  will be happier there. It is a charactor kind of  building "creative" people would like.  I wouldn't like to be in their old building.......although it was close to home.

ps.....most of us didn't know they were there in Mandarin.

That #32 , Kitchen on San Marco, has a parking problem for a resturant. No matter what the pedestrian presence crowd thinks it will struggle.

Won't they have access to the parking lot the former restaurant used, around the corner? Plus there's street parking.

Didn't notice before, but I agree with your sentiment...the Cummer lost some of the character that I liked about it.  Maybe more of a net neutral improvement for me now since they improved the grounds and unimproved the architectural details of the building, but had they kept those elements, it would have been a big net improvement for me.
